Glass walls and a low horizontal roofline make this Los Angeles County midcentury modern home appear both solid and weightless.

The hillside California property was designed by local architect John F Galbraith in 1965 and has changed little since then. It lies in the North Kinneloa Ranch neighborhood above Pasadena.

A low-rise rectangular volume topped with a flat, overhanging roof creates the form of this three-bedroom home – for sale for $2.189 million with Deasy Penner Podley. It is surrounded gardens with the San Gabriel Mountains as its backdrop.

Pasadena, Calif. | $2.189 Million

A midcentury-modern house built in 1956, with three bedrooms, two full bathrooms, two half bathrooms and a swimming pool, on a 0.92-acre lot.

John F. Galbraith, an architect who built in and around Pasadena, designed this house for a pharmacist and his family. The property is in North Kinneloa Ranch, a gated community named for the developer Abbot Kinney that was subdivided in the 1940s and has 41 houses. It is in the foothills of the San Gabriel Mountains, six miles northeast of the center of downtown Pasadena, with views of the Los Angeles Basin, and two miles northwest of shopping areas in the Hastings Ranch neighborhood. The owners have occupied the home since 1963.

It’s already a fairly unusual occurrence when a home in Pasadena’s small gated community of North Kinneloa Ranch comes on the market, but in the case of this particular residence, it’s extraordinarily so.

Designed by architect John F. Galbraith in 1956, it was originally the family residence of Melvin Knoll, a pharmacist. In 1963, Knoll commissioned Galbraith to build a larger house down the road, and the first home was sold to another family, who have owned it ever since.

The three-bedroom, four-bathroom modern has held up remarkably well over the years. Measuring 3,567 square feet, it features vertical redwood paneling inside and out, a massive double-sided fireplace lined with Bouquet Canyon stone, a built-in bar and other built-in furniture, mahogany kitchen cabinetry, walls of glass, and period tile.

Outside, there’s a sizable pool, a detached workshop, and an orchard populated with persimmon, avocado, plum, grapefruit, lime, and lemon trees. On a lot of just under an acre, the property is one of just 41 homes in the gated community and is asking $2.189 million, with monthly HOA dues of $64.

Jane Workman and Ann Nader of Deasy Penner Podley hold the listing.

A near-perfectly preserved mid-century modern home owned by the same family for 57 years is for sale at $2.189 million in Pasadena.

Designed by modernist architect John F. Galbraith and constructed in 1956, the three-bedroom house at 2105 Villa Heights Road has 3,567 square feet of living space. There’s a glass-front, redwood-enclosed entry, a double-sided Bouquet Canyon stone-clad fireplace with polished concrete hearths that links living and dining spaces, and a central kitchen with mahogany cabinetry, mostly stainless steel appliances and Formica countertops.

Just off the living room sits a cocktail bar with a miniature fridge, sink and cabinets.

An intercom system and a General Electric control panel for the kitchen’s original cooktop, since replaced, also add to the home’s character although they no longer function.

Glass walls and sliding doors seamlessly blur the line between indoors and out.

“When you think mid-century, this is what it should look like,” said Ann Nader of Deasy Penner Podley, the co-listing agent.

Nader highlights the “exquisite” and “truly beautiful” architectural lines, the expanses of redwood siding and floor-to-ceiling glass, and the hill-top location.

Set on nearly an acre in gated North Kinneloa Ranch, the home offers views of the Los Angeles basin.

On a clear day, the ocean is visible along the horizon.
